Buying land in Israel

Title structures

Most Israeli land is leasehold from the Israel Land Authority on long-term terms; some private parcels are registered freehold at tabu. The structure changes how your lawyer drafts the contract and how you finance the deal.

Zoning and building rights

Before signing, confirm the current Town Building Plan (TBA), permissible footprint, height limits and any planned infrastructure adjacent to the plot. A specialist surveyor or architect can produce a feasibility opinion.

Moshav and kibbutz plots

These plots often require community acceptance and/or authority approval. Pricing reflects these gates — sometimes favourably for the patient buyer.
